Manufacturing and agro-processing investors require serviced land, reliable utilities, and a fiscal regime that supports production—not just construction. This enclave is structured for that operating environment under Act 504. The site is intended to anchor production capacity within the corridor, supporting AfCFTA-oriented assembly and processing rather than isolated factory plots without shared infrastructure. Activation sequencing prioritises this site alongside the Gateway District in early phases. Verified acreage and tenant frameworks will follow masterplan completion.
